How is rent affordability worked out?
Most UK referencing companies look for a gross annual household income of at least 30 times the monthly rent. For £600 a month, that is £18,000 a year before tax. Some landlords and agents use a slightly different multiple, so treat this as a guide.
What if my income is below the threshold?
A guarantor is the usual route. Guarantors are typically asked to show income of around 36 times the monthly rent and to be a UK resident homeowner. Savings can sometimes be considered instead of income.
How much deposit can a landlord ask for?
For annual rent under £50,000, the deposit is capped at five weeks of rent under the Tenant Fees Act 2019. Since the Renters' Rights Act came into force on 1 May 2026, landlords also cannot ask for more than one month's rent before the tenancy starts.
Do benefits count as income?
Yes, referencing normally counts benefits including Universal Credit towards household income, alongside employment, self-employment and pension income. Bring evidence such as award letters or bank statements.
