The Huddersfield rental market right now
Average private rents in Kirklees reached £759 a month in March 2026, up 10.5% in a year according to the ONS, more than double the Yorkshire and Humber average. Demand comes from several directions at once: around 20,000 students at the University of Huddersfield, hospital and public sector workers, and commuters using the TransPennine line to Leeds and Manchester.
The town centre is also mid-way through serious investment. The £262 million Our Cultural Heart scheme opens its first phase in 2026, and the National Health Innovation Campus is bringing health workers, students and clinics into the centre of town. That investment supports tenant demand and rents over the next decade.
Where we let and manage
We cover the whole of Huddersfield and the Holme Valley: the town centre and HD1, Marsh, Paddock, Moldgreen, Lindley and Almondbury, plus Holmfirth, Honley, Meltham and the villages. Gross yields in HD1 typically sit around 6 to 7%, with well-run HMOs above that.
HMOs in Huddersfield
Kirklees currently requires a licence for larger HMOs only, meaning five or more occupants from two or more households, and runs no additional or selective licensing schemes as of mid 2026. That makes Huddersfield simpler for HMO investors than Leeds, but rules change, so we confirm requirements with the council on every HMO we take on. See our HMO management service.
