The Barnsley rental market right now
Average private rents in Barnsley reached £670 a month in March 2026, up 5.1% on the year according to the ONS, ahead of the regional average. Terraced houses and one and two bed properties are rising fastest. Average gross yields in the borough sit around 7%, with S70 around the town centre and Worsbrough quoted at 7 to 9%.
Demand is underpinned by commuters to Sheffield, Leeds and Wakefield, and by a town centre that has had real money spent on it: the Glass Works retail and leisure scheme and The Seam digital campus, which is adding tech jobs between the M1 and the town centre.
Where we let and manage
We manage property across the borough: S70 around the town centre and Worsbrough for terraces and semis bought for yield, and the family suburbs across S71 and S75 where tenants stay long term. Typical entry prices between roughly £125,000 and £180,000 keep mortgage costs manageable and returns sensible.
