The Leeds rental market right now

Average private rents in Leeds reached £1,133 a month in April 2026, up 2.6% on the year, according to the ONS. Demand is deep and varied: more than 60,000 students across the universities, young professionals working in the city's finance, legal and digital sectors, and families in the suburbs. The South Bank regeneration, one of the largest city centre schemes in Europe, keeps adding jobs and tenants.

Gross yields vary sharply by postcode. Student areas such as LS4 and LS6 can return 7 to 9% or more for well-run HMOs, while city centre flats typically sit around 5 to 6.5%.

Does my Leeds rental need a selective licence?

If it sits in one of the designated areas, yes, whatever its size. Selective licensing expanded on 9 February 2026 to parts of Armley, Beeston and Holbeck, Burmantofts and Richmond Hill, Hunslet and Riverside, Gipton and Harehills, and Farnley and Wortley. Can I convert a Leeds house into an HMO?

In Headingley, Hyde Park, Burley and other student areas an Article 4 direction means new small HMOs need planning permission. Elsewhere, permitted development may apply. We can advise before you buy.
