Houses in multiple occupation make strong returns when they are run properly, and they punish landlords who cut corners. Livdin Property specialises in HMO management across Leeds, Huddersfield, Barnsley and the surrounding towns, from licensing and fire safety through to room-by-room lettings.
If you own a shared house, or you are thinking about converting one, we will keep it full, compliant and profitable.

Taking over a struggling HMO
Rooms sitting empty, compliance drifting, an agent who has gone quiet, or a shared house you have
inherited or bought as a problem: taking over and fixing HMOs is one of the most common jobs we take
on. There is a dedicated page on how our HMO rescue service works, from the
compliance audit to remarketing the rooms.
Why HMO landlords choose Livdin
We manage HMOs day in, day out. We know the licensing schemes run by Kirklees, Leeds and Barnsley
councils, we understand Article 4 directions that restrict new HMO conversions, and we keep rooms filled
so your gross yield actually arrives. You get one named contact and a 24/7 owner portal. For the local
detail, see HMO management in Huddersfield and

Frequently asked questions
Does my property need an HMO licence?
In England, a property let to five or more people from two or more households needs a mandatory licence. Some councils also run additional licensing schemes covering smaller HMOs. We will check the rules for your specific property and handle the application.
What is an Article 4 direction?
It removes permitted development rights, so converting a family home to an HMO needs planning permission in affected areas. Parts of Leeds and other Yorkshire towns are covered. We can advise before you buy.
How do you keep rooms occupied?
We market rooms individually, hold viewings quickly, and keep a waiting list for popular houses. Pricing each room correctly matters more in HMOs than anywhere else.
Can you take over a poorly run HMO?
Yes. We audit compliance, fix what is missing, re-reference tenants where needed and bring the property up to standard. This is one of the most common jobs we take on.
Talk to us about your HMO
