The biggest problem for overseas landlords is fragmentation.
One person has the keys. Another contractor did the repair. The tenant messages at odd hours. Statements sit in emails. Certificates are somewhere in a folder. Nobody has the full picture.

You need one managing agent who can see the whole property:

- repairs
- inspections
- compliance
- tenant contact
- documents
- renewals
- end-of-tenancy work
If you have to coordinate the team yourself from abroad, you are still self-managing.
Reporting matters more when you are not local
An overseas landlord should not have to chase for basic information.
At minimum, you should be able to see:
- rent received
- deductions
- contractor invoices
- inspection notes
- compliance dates
- tenancy documents
- maintenance history

For overseas landlords, the issue is rarely intention. It is attention. If no one owns the dates, things get missed.
Repairs need local judgement
Good maintenance is not just sending the cheapest contractor.
Someone local needs to know:
- is it urgent?
- is the quote fair?
- is the tenant being reasonable?
- does this repair suggest a bigger issue?
- should the landlord spend more now to avoid a repeat problem?
That judgement is hard to apply from a different time zone.
Tenant quality is the foundation
For overseas landlords, tenant selection is even more important. A poor tenant is harder to manage at distance.
Referencing, affordability, right to rent checks and clear move-in documentation are not admin extras. They are risk control.
A good agent should also know the local market well enough to price the property properly. Too high and you lose time. Too low and you lose yield. Both matter when you are not here to watch the market yourself.
What to ask a managing agent
Before appointing an agent, ask:
- Who is my named contact?
- How do I see statements and documents?
- How often are inspections done?
- How are maintenance quotes approved?
- Do you mark up contractor invoices?
- How do you handle rent reviews?
- Can you manage HMOs?
- What happens if the tenant gives notice?
- What areas do you actually cover?
