Property Management Fees in Huddersfield: What Landlords Should Expect

If you are weighing up a managing agent for a Huddersfield rental, the first question is almost always the same: what does it actually cost? Letting agent pricing has a reputation for being vague, so here is exactly how it works, what is fair, and what to watch for.

The monthly management fee

The headline number is a percentage of the rent collected each month. Across Huddersfield and West Yorkshire, full management typically runs between 8% and 15% plus VAT. A good monthly fee should cover, with no extras bolted on:

  • Marketing, advertising and accompanied viewings
  • Tenant referencing and right to rent checks
  • Rent collection with monthly statements
  • Maintenance coordination through vetted contractors
  • Routine inspections with written reports
  • Renewals, rent reviews and end-of-tenancy management

The one-off fees

Most agents charge separately for setting up a tenancy and for statutory certificates. These are normal — what matters is that they are published, not sprung on you. Our full schedule is on the fees page; the headline single-let items (all plus VAT) are:

  • Find Tenant Fee: £400
  • Tenant referencing: £35 per tenant
  • Inventory and schedule of condition: £55
  • Deposit registration with the DPS: £30
  • Gas safety inspection: £80 (boiler only)
  • EPC: £125
  • EICR: £200

Certificates like gas, EICR and EPC are legal requirements whoever manages the property, so they are not really an “agent” cost — but you should see them itemised so you know what you are paying for.

What to watch for

The fees that catch landlords out are the ones that are not on the website. Before you sign, ask any Huddersfield agent three questions:

  1. Do you mark up maintenance? Some agents add a percentage to every contractor invoice. We charge maintenance at contractor cost, no markup.
  2. What does it cost to leave? Exit or handover fees can lock you in. Ask the figure upfront.
  3. Are renewals charged again? Re-letting to the same tenant should not cost a fresh find fee.

The real question is not the fee — it is the void

A 2% difference in management fee on a £750 let is about £180 a year. A single extra month of void because the property was slow to re-let is £750. The cheapest agent is rarely the one that costs you least, because the biggest cost in lettings is an empty property, not the management percentage.
