Self-managing can work. Some landlords are organised, local, confident with compliance and happy to take calls when things go wrong.

But self-management is not free. It costs time, attention and risk. The question is not “can I save the agent fee?” The better question is: “Am I the best person to protect the return on this property?”

What self-management really involves

Managing a rental is not just finding a tenant and collecting rent.

You need to handle:

  • marketing
  • viewings
  • referencing
  • right to rent checks
  • tenancy paperwork
  • deposit registration
  • rent collection
  • arrears chasing
  • repairs
  • inspections
  • safety certificates
  • renewals and rent reviews
  • complaints
  • end-of-tenancy negotiation
  • checkouts and re-lets

That is manageable for some landlords. It is not casual.

The agent fee is only one line

A landlord looking at fees might compare 10% plus VAT against doing it themselves and assume self-management wins.

That is too narrow.

  • compliance errors
  • weak referencing
  • slow arrears action
  • stress and interruption

One extra month of void can cost more than a year of fee difference between agents. One compliance mistake can cost far more than management.

When self-management makes sense

Self-management may make sense if:

  • you live near the property
  • you understand landlord compliance
  • you have reliable contractors
  • you are comfortable dealing with difficult conversations
  • you can respond quickly
  • the property is simple
  • you enjoy the work

For one local single let with a settled tenant, it can be a sensible choice.

But the risk rises when the property is further away, higher maintenance, an HMO, newly refurbished, underperforming or part of a growing portfolio.

When an agent should pay for itself

A good agent should do more than take calls.

They should improve the management of the asset by:

  • reducing void periods
  • pricing rent properly
  • keeping compliance current
  • managing repairs without drama
  • giving clear owner statements
  • dealing with tenants professionally
  • advising before problems become expensive

The best agents are not just cheaper than your time. They make better decisions because they are in the market every day.

The question to ask yourself

Ask this honestly:

“If this property had a leak, an arrears issue, a tenant complaint and a rent review in the same week, would I still want to manage it myself?”

If yes, self-management might be right.

If not, use an agent and choose one properly.

How to compare agents

Do not choose on percentage alone. Ask:

  • What is included in the monthly fee?
  • Do you mark up maintenance?
  • How do you handle rent reviews?
  • What is your void process?
  • Who is my day-to-day contact?
  • How do I see statements and maintenance history?
  • What does it cost to leave?
  • What happens if the tenant stops paying?
