How do I reduce void periods?

The short answer

Start marketing before the outgoing tenant leaves, run viewings the same week, price on real local letting data and sort condition issues between tenancies. What a void period actually costs

A void is dead money. No rent coming in, while the mortgage, insurance, council tax and standing charges carry on going out. At the Kirklees average rent of £759 a month (ONS, March 2026), an empty property loses roughly £175 a week. There are two ways to attack that: make voids shorter when they happen, and make them rarer in the first place. This guide covers both.

The 7-day void process

We work to a 7-day void target, checkout to move-in, and the way to hit it is to do almost everything before the property is ever empty. The process, in order:

  1. Market before checkout. The day notice is given, marketing starts. We arrange photos and the listing while the outgoing tenant is still in place, agreed with them first.
  2. Run viewings the same week. Applicants view while the tenancy is running down, so a shortlist exists before the keys come back.
  3. Reference during the notice period. Referencing, including right to rent checks, runs in parallel, not after checkout.
  4. Line up compliance and works. Gas safety, EICR and EPC are checked against their expiry dates, and any between-tenancy jobs are booked into the empty days, not discovered during them.
  5. Checkout and move-in inside the week. Inventory, deposit registration with the DPS and key handover close the loop.

None of this is complicated. It is sequencing, and it is the difference between a week empty and a month empty. It is how we run more than 200 tenants in managed homes across Yorkshire.

Pricing is the lever that does the most work

Most long voids are pricing problems. Price on what similar homes actually let for, not on asking prices that have sat on the portals for six weeks. Our lettings team maintains current letting ranges for every postcode we cover, updated as we let, and we price from those. They are working estimates, not formal valuations. Two traps to avoid. First, testing high to see what happens. At the Kirklees average rent, an extra £25 a month takes roughly two and a half years to earn back a single month of void, so the test almost never pays. Second, pricing off last year. Kirklees rents rose 10.5% in the year to March 2026 according to the ONS, so a property relisted at its old rent may be under market rather than over it. The evidence cuts both ways, which is exactly why you should use it.

Condition decides who applies

Tenants choose on photos before they ever see the house. Clean, neutral, well lit and fault free gets applications. Tired and half finished gets scrolled past. The empty days between tenancies are the cheapest moment to fix small things, so we flag them at checkout rather than letting them wait for the next tenant to complain. On managed single lets we run void inspections at £25 plus VAT so an empty property is never out of sight, and maintenance is charged at contractor cost with no markup, so putting things right does not sting twice.

Time the tenancy, not just the marketing

The best void is the one that never happens

Keeping a good tenant beats replacing one quickly, every time. The average tenancy across our managed homes is 24 months, and that is not luck. It comes from repairs done promptly, rent reviews handled fairly and someone who actually answers the phone. Tenants rarely leave a property that is looked after.
