Why Huddersfield works for HMOs
Average private rents across Kirklees reached £780 a month in June 2026, up 12.9% in a year according to the ONS. Demand comes from students, hospital and university staff, and professionals priced out of Leeds. HD1 gross yields typically sit at 6 to 7%, and well-run HMOs come in above that. The £262m Our Cultural Heart scheme opens its first phase in 2026 and the National Health Innovation Campus is bringing more workers into the town centre.
Licensing in Kirklees: mandatory only
Kirklees runs mandatory HMO licensing and nothing else. A licence is required when five or more occupants from two or more households share the property; there are no additional or selective licensing schemes as of August 2026, and no HMO-specific Article 4 direction, so converting a house to a small HMO of up to six sharers remains permitted development (other Article 4 directions cover certain properties, so we check each address). That keeps compliance noticeably simpler than in Leeds, where three separate regimes overlap. The licence itself is banded by size: £664 for five to six bed spaces, £764 for seven to eight and £882 for nine or more, invoiced on application and normally lasting up to five years (checked with Kirklees Council, August 2026). The council also publishes its own amenity standards for room sizes, kitchens and bathrooms, which we work to on every house.
