The Leeds HMO market

HMO management is 12% plus VAT of monthly rent. Tenant find is £300 plus VAT per tenant, referencing £30 plus VAT per tenant, and deposit registration is included. Frequently asked questions

Which licence does my Leeds HMO need?

It depends on size and location. Five or more occupants from two or more households means a mandatory HMO licence anywhere in the city. Smaller properties in the selective licensing areas designated in February 2026 need a selective licence. And in Article 4 areas like Headingley, new small HMOs need planning permission. The scheme expanded on 9 February 2026 to cover around 12,500 properties across parts of Armley, Beeston and Holbeck, Burmantofts and Richmond Hill, Hunslet and Riverside, Gipton and Harehills, and Farnley and Wortley.
