What is the best way to rent out my house in Leeds?

The short answer
The best way to rent out a house in Leeds depends on how much time you want to spend. Self-managing is cheapest on paper but takes real hours; online agents are cheap but hands-off; local full management costs 10% plus VAT of rent with Livdin and covers everything, including licensing checks, where civil penalties now run up to £40,000.
Your three realistic options
There are three ways to rent out a house in Leeds: do everything yourself, pay an online agent a one-off fee to find you a tenant, or hand the whole job to a local managing agent. Which is best comes down to two things, your time and your distance from the property.

Self-managing in Leeds
Self-managing works if you live near the property, have time in the week and keep on top of the rules. It keeps the management fee in your pocket, and plenty of landlords do it well. What it demands is consistency: right to rent checks, deposit protection, gas safety, electrical checks, an EPC, smoke alarms and, in a growing share of Leeds, a licence. The rules do not care that you only own one house. Where self-management goes wrong is rarely the big stuff; it is the missed renewal date, or the postcode that quietly became licensable while you were busy.
Online agents
An online agent is a marketing service, not a management service, and judged on that basis it can be decent value. You pay a flat fee, the property goes on the portals, and you may get referencing included. Everything after move-in stays with you, and there is nobody local to stand in the house, chase the rent or spot a problem at inspection. If all you want is reach, they do the job. Local full management
Full management means the agent takes the whole job: pricing, viewings, referencing, tenancy setup, rent collection, repairs, inspections and renewals, with compliance kept current throughout. The Leeds licensing warning
Check the licensing position before you choose any route, because Leeds is stricter than most of Yorkshire. Selective licensing expanded on 9 February 2026 into parts of Armley, Beeston and Holbeck, Burmantofts and Richmond Hill, Hunslet and Riverside, Gipton and Harehills, and Farnley and Wortley, bringing roughly 12,500 properties into scope. The licence costs £1,100 whatever the size of the house, and letting an unlicensed property in a designated area is a criminal offence: it can mean prosecution with an unlimited fine, or a civil penalty of up to £40,000. Separately, Article 4 directions in Headingley, Hyde Park, Burley and other student areas mean a new small HMO needs planning permission. So which is best?
Leeds rewards getting this right. The ONS puts average private rent in the city at £1,133 a month in April 2026, up 2.6% in a year, and with more than 60,000 students demand runs deep. If you are local, organised and time-rich, self-manage and keep the fee. If you only need marketing reach and are happy handling everything else, an online agent is the cheapest route onto the portals.
