What key holding actually means
A key holding service means one trusted company keeps a full set of your keys, stores them securely, and manages every single use of them. Instead of spares scattered across neighbours, cleaners and kitchen drawers, one organisation knows exactly where your keys are and who has had them, and can put someone at your front door when you cannot be there yourself.
Done properly, the keys themselves are tagged with a code, never your name or address, and they are signed in and out. Nobody borrows them without a reason, and nothing happens at the property without a record.
What the service covers day to day
In practice, key holding covers four jobs: planned access, emergency access, alarm response, and acting as the local point of contact for your home.
- Contractor access. Letting trades in for repairs, servicing or quotes, staying on site where needed, locking up afterwards and telling you what was done.
- Deliveries and services. Meter readings, furniture deliveries, window cleaners, anyone who needs the door opened while you are hours away.
- Alarm response. Attending when the alarm goes off, checking the property inside and out, resetting the system or arranging whatever comes next, then reporting back.
- Emergencies. A leak, storm damage, a door that will not lock. Someone local gets there quickly and deals with it, rather than the problem waiting for your next visit.
The common thread is that every one of those visits is logged: who went in, when, why, and what state the property was in.
Why logged access matters
Because an empty home with no record of visits is hard to defend, whether to an insurer or to your own peace of mind.
Insurance is the practical reason. Policies covering second homes and unoccupied properties often come with conditions attached, such as regular inspections or draining down water systems in cold weather. Peace of mind is the personal one. When several people have informal access to your home, you never quite know who has been in. When access runs through one key holder, you do. Logged access also settles disputes before they start: if a contractor says the damage was already there, the last inspection report tells you whether that is true.
