Who actually looks after second homes here

Most Yorkshire second homes are watched over by an informal patchwork: a neighbour who holds a key, a cleaner who comes in when asked, a relative who drives past when they remember. It works, roughly, until the one week nobody goes in is the week the pipe lets go. We look after second homes across the Holme Valley, the villages around Huddersfield, Harrogate and the Dales fringe, all run from our office at Upperbridge House, 24 Huddersfield Road, Holmfirth. That address is the point. Whoever cares for your house should be close enough to reach it in the sort of weather that damages it, and our team lives and works in the valley. This is the same crew behind our Holmfirth lettings office, with more than 12 years of looking after other people’s property in Yorkshire. The person checking your cottage has stood in it before, knows which window sticks, and can be there in minutes rather than promising a visit next week.

What the service includes

There are three packages, priced per home after a short call and a visit, with no published rate card, because a stone cottage checked fortnightly is a different job from a large house prepared before every arrival.

Why local matters in a Pennine winter

An empty house in this part of Yorkshire needs more attention than most, because the weather works fast on a building, occupied or not. Hard frosts split pipes. Storms test older roofs. A blocked gutter pushes water into solid stone walls for weeks before anyone notices. A drip found in week one is a plumber’s visit; the same drip found in March is a new ceiling. There is an insurance angle too. Most unoccupied and second home policies require documented inspections at set intervals, often every 7 to 14 days, and cover can shrink if you cannot prove the visits happened. This is not holiday letting

Livdin Concierge never lets, never advertises and never takes bookings for your home. If your priority is income from the property, we will say so plainly: a holiday-let manager is the right choice for you, and that is a different service with different trade-offs, which we set out honestly in second home care versus holiday letting. Concierge exists for owners who want the opposite. The house stays entirely private, appears on no listing anywhere, and is kept exactly as you left it.

The same service at both ends of the country

We run Livdin Concierge in Yorkshire and in Cornwall, with vetted trades and a named contact in each county. Some owners split their year between the two, or own in one county while buying in the other, and having a single company answerable for both houses keeps life simple.

How to get started

  1. Tell us about the house. Where it is, how you use it and what worries you. Fifteen minutes on the phone is enough.
  2. We visit and agree a plan. We see the house, with you there or with your keys, note how you like things done, and give you one monthly figure for the package that fits.
  3. The routine begins. Checks to schedule, a report after every visit, and one named person to call about anything.

Do you ever let or list the property?

No. Livdin Concierge is a private home care service, not a letting or holiday-let agency. We never let the property, never advertise it and never manage bookings. The house stays yours alone, checked, maintained and ready for you, with nobody else through the door except the trades you approve.

Which parts of Yorkshire do you cover?

We work from our Holmfirth office at Upperbridge House, 24 Huddersfield Road, covering the Holme Valley, the villages around Huddersfield, Harrogate and the Dales fringe. If your second home sits a little beyond that, ask anyway. Distance is often less of a problem than owners expect.
