Second Home Management in Cornwall

Private care for second homes across Cornwall: key holding, logged property checks, maintenance and pre-arrival preparation, from the team behind Livdin Property. Your house stays exactly that, yours. Never let, never listed.

Second home care, not holiday letting

Livdin Concierge looks after private second homes in Cornwall for owners who live somewhere else most of the year. We hold the keys, check the house on a schedule, arrange maintenance with trades we know, and have it warm and ready when you arrive. We never advertise your home, never list it and never put guests in it. If you want bookings and rental income, you want a holiday-let manager, and our guide to second home care versus holiday letting lays out that choice honestly. This service is for owners who want the opposite: a house that stays private and is looked after like it matters.

What an empty Cornish house is up against

Cornwall has more registered second homes than any county in England, over 13,000 on Cornwall Council's register, and the 2021 Census counted more holiday homes here than anywhere else in England and Wales. Most sit empty through the roughest months of the year. Salt air works on ironmongery, render and paintwork all year round. Atlantic storms lift slates and test gutters through autumn and winter. Damp settles into a shut-up house within weeks. A drip found in week one is a plumber's visit; the same drip found at Easter is a new ceiling.

Owning an empty house here has also become more expensive. Since 1 April 2025, Cornwall Council has charged a 100% council tax premium on second homes, which doubles the bill. That is money spent on a house nobody is watching. Regular, documented care is how you make sure the asset the bill is attached to is actually being protected.

What we handle

Logged property checks, inside and out, with a photo report after every visit. Key holding with keys coded rather than labelled, signed in and out. Maintenance coordinated from first call to finished job, through vetted Cornwall trades. Storm and weather checks after bad nights. Urgent issues dealt with while they are still small, and flagged to you first. And before you travel down, pre-arrival preparation: heating on, house aired, beds made, fridge stocked to your list.

How we handle keys is a page in itself: our key holding guide covers the coding, logging and access rules. For what a routine visit covers, the Cornwall second home management guide answers the questions owners ask most.

Insurance and the empty house

Many home insurance policies restrict cover once a house is empty for more than 30 or 60 consecutive days, and second home policies often require documented inspections at set intervals. An inspection that is not documented might as well not have happened. Every Livdin visit is logged and photographed, which gives you a dated record, and we match visit frequency to your policy wording. Our guide to unoccupied home insurance checks explains what insurers typically ask for. Check your own policy; conditions differ between insurers.

Who is looking after the house

Livdin Concierge is run by Livdin Property Ltd: 12+ years managing other people's property, 200+ tenants in managed homes, Client Money Protect member, redress through The Property Ombudsman. In Cornwall we work through our established local team and trades, and you get one named contact, not a rota. The discipline is the one professional property management taught us: logged visits, photo reports, problems flagged before they are fixed.

Frequently asked questions

Do you ever let or list homes in Cornwall?

No. Livdin Concierge is private home care only. We never advertise your house, never put it on a booking platform and never take bookings. The only people who use it are the people you choose.

Which parts of Cornwall do you cover?

We look after homes on the coast and inland through our established Cornwall team and trades. Coverage depends on where the house is, so tell us the town or village and we will confirm we can care for it properly before either of us commits.

How often is the house checked?

A monthly check of the whole house, inside and out, is part of every package. Every visit is logged and photographed, and we can match the schedule to your insurance policy wording where it asks for more frequent inspections.

Will your visits satisfy our unoccupancy insurance conditions?

Many policies restrict cover once a home is empty for more than 30 or 60 consecutive days, and some require documented inspections. Our logged, photographed visits give you a dated record. Check your own wording, as conditions differ between insurers, and we will match the visit schedule to it.

What happens after a storm?

On Complete and Premium we check the house after bad weather without being asked: roof, gutters, fences, and anything wind or water has moved. On Essentials you can ask us for an extra visit whenever a front has been through.

What does second home management cost in Cornwall?

Each home is priced individually after a short call and a visit, because a small cottage checked monthly is a different job from a large coastal house prepared before every arrival. There are three packages and no long contracts; change package or stop with a month’s notice.
