What an empty Cornish house is up against
Cornwall has more registered second homes than any county in England, over 13,000 on Cornwall
Council's register, and the 2021 Census counted more holiday homes here than anywhere else in England
and Wales. Most sit empty through the roughest months of the year. Salt air works on ironmongery,
render and paintwork all year round. Atlantic storms lift slates and test gutters through autumn and
winter. Damp settles into a shut-up house within weeks. A drip found in week one is a plumber's visit;
the same drip found at Easter is a new ceiling.
Owning an empty house here has also become more expensive. Since 1 April 2025, Cornwall Council has
charged a 100% council tax premium on second homes, which doubles the bill. That is money spent on a

Insurance and the empty house
Many home insurance policies restrict cover once a house is empty for more than 30 or 60 consecutive
days, and second home policies often require documented inspections at set intervals. An inspection
that is not documented might as well not have happened. Every Livdin visit is logged and photographed,

We look after homes on the coast and inland through our established Cornwall team and trades. Coverage depends on where the house is, so tell us the town or village and we will confirm we can care for it properly before either of us commits.
How often is the house checked?

What happens after a storm?
